Creating Curb Appeal

Painting is an important and relatively easy fix-up with great results. Make sure to remove peeling paint before you put on the new paint. If your house doesn't need a new paint job, at least touch up the trim and make sure that your front door is scrubbed clean creates an inviting entrance to your home.

A well-landscaped yard will tell buyers that you take pride in your home and it's appearance. Remove any dead plants, leaves, or branches. Plan ahead so the lawn is in great shape by watering and fertilizing according to a schedule appropriate for your yard's soil and exposure. Cut back any trees or bushes that are blocking windows and light into your house. Consider putting mulch in flower beds to help repel weeds, insects and retain water while giving the yard a finished look.

Clean windows inside and out will help buyers focus on the view into and from your home instead of the dirt. When you're not home, curious buyers attracted by the For Sale sign might be tempted to peek through the windows to look at your house.

Making minor repairs can have a major impact. Make sure that all gutters and downspouts are in place, clean and directed away from the homes foundation. Replace missing roof shingles and broke or cracked windows. Repair cracks in your driveway and remove large oil stains. Replace or repair broken stairs, torn window screens, broken or missing fence slats, and defective doorknobs. Make sure that your front and back doors, garage doors and all windows open easily. Check exterior lights to be certain that they're working properly.

Clutter can be a big distraction for potential buyers and lead them to think that your home doesn't have enough storage. Clear everything you don't need out of the garage and put it into storage (either with a neighbor or rented space). Make sure toys, lawn equipment and garden hoses aren't scattered around the yard. Try to keep the number of cars, trucks, boats and campers parked in front of your house to a minimal.
