- The structural inspection report is in and any repairs or credits as a result of the inspection are negotiated with the seller.
- The inspection contingency is waived.
- Appraisal, credit and title ordered.
- Loan submitted to underwriting.

- Appraisal report is in.
- Papers delivered to escrow.
- Escrow obtains signatures on closing papers.
- Final file reviewed.
